Securus Data Property Fund was established as the world’s first Shariah-compliant data centre fund. Launched in June 2010 in partnership with Keppel T&T, the Fund’s mandate was to invest in operating data centre assets across key Asia Pacific and European markets.
The Fund was specifically designed as a diversified portfolio underpinned by long term leases to high quality tenants that could positioned via capital markets exit. The fund’s initial equity fundraise achieved a total of US$100 million from 3 sponsoring partners. The second round capital raise achieved an additional US$120 million in subscriptions and was fully invested within 12 months.
Performance Returns
Stabilized dividend of c. 8% per annum, delivering a realised net IRR in excess of 20%. Portfolio comprised of assets in Asia Pacific and Europe that are tenanted by high quality credit tenants including major stock exchanges, major IT corporations and government occupiers with a weighted average lease expiry (WALE) of over 10 years at listing.
The Fund exited via a listing as a Data Centre REIT on the Singapore Exchange in December 2014. By converting the Fund to a listed REIT, a premium to the Fund’s NAV was achieved and significantly enhanced investor returns.
